What is a short sale?
When lenders agree to do a short sale in real estate, it means the lender is accepting less than the total amount due. Not all lenders will accept short sales or discounted payoffs, especially if it would make more financial sense to foreclose; moreover, not all sellers nor all properties qualify for short sales. Short sales can benefit the seller because it will, in most cases, only drop your credit score by about 80-100 points versus 300+ for a foreclosure-thus making it easier for the owner to restore their credit and release themselves from the financial burden of the home. Another benefit is the bank will usually pay the realtor fees, past due taxes, and closing costs. Chrissy and I have taken several courses on short sales and how to handle them. We don't just give the offer to the bank and then sit and wait for the bank to respond (which can take months) We literally call the bank 3 times a day at the least so that the process moves forward at a quicker pace.
